At Galvan Capital we are approached by operators looking to fund a multifamily real estate acquisition through syndication. We raise capital for the equity stack, participate as general partners and key prinicipals by signing onto the loan, and contribute our own funds as limited partners.
Currently Galvan capital is open to U.S. citizens or residents above the age of 18. Individuals do not need to be an accredited investor to participate in Galvan Capital investments.
Our operators are either vertically integrated with their own property management team or we find the best property managers in the local area of investment. We like value-add opportunities where rent growth is achieved through rising markets, improved property management, or renovation of units.
Multifamily real estate offers a risk-averse investment in a hard asset class that is in high demand. We look for migration markets where demand highly outweighs supply ensuring steady occupancy rates. With multifamily real estate you purchase both a property and a business and profit from both cash flow and value appreciation while also offsetting your tax burden.
As a limited partner (LP) you contribute your capital and sign an operating agreement. When the property generates a profit you receive an agreed-upon % of that return proportional to your investment (COC). This is usually a preferred return meaning you get paid before the general partners. If no profit is made in the first year the agreed upon preferred return accrues and is paid once available. Upon sale, your capital and your percentage of the profit are distributed to you.
As a Limited Partner you are not liable to provide more capital given the case of a capital call. Your investment takes on the least amount of risk.
Investing in multifamily real estate is encouraged by our tax laws and some capital gains tax can be avoided through tax depreciation and 1031 exchanges.
Upon the sale of a real estate property in which you are making capital gains you must identify a property of equal or greater value to invest your profit. These exchanges defer the capital gains tax to the next sale of property but must be identified with in 45 days of sale and closed on within 6 months. The capital gained is held by a Qualified Intermediary.
